OUR APPROACH TO SELLING YOUR HOME
Honestly, any of the top brokers will do an adequate job of listing and marketing your home locally. They rely mainly on the multiple listing service (MLS) which auto-populates to over 400 real estate search engines online. Once online, most agents will sit back and let the house sell itself, showing your home to the buyer-clients of other agents.
Selling in exclusive neighborhoods in Sarasota and Lakewood Ranch takes a different approach. Most of the new potential buyers in the area are from out of state and out of country. They are executives, working professionals, snowbirds, jet-setters and investors. Actively reaching them is the key to selling your home as fast as possible, for the best price, and no one does it better than Living Vogue Real Estate.
We are a little different than most agencies, in that we only take on a select number of clients at a time. This allows us the ability to provide a truly hands-on and responsive experience. It also affords us time to actively find buyers from across the country and world and bring them to our listings. In fact, the agents of Living Vogue brought more buyers into the Sarasota and Lakewood Ranch market than any other agents last year - and we sell almost half of our own listings to buyers that we went out and found. That means our sellers pay less commission and sell in a shorter time than most. Our most influential agents are amongst the top half percent (.5%) of all agents for annual sales in the area, and they do it without having a large team structure that is popular in most brokerages - so you won’t be handed off to less experienced agents, assistants, and other support staff. We have found that any more than about 6 estate listings per agent and they won’t have the ability to give you their full undivided attention.

Truth be told, marketing is important, but a lot of the heavy lifting is now done by simply being on the local multiple listing system or “MLS”. Once it’s on there, your listing usually auto-populates to many other real estate sites as previously discussed. But don’t be fooled. Because something is listed online doesn’t mean it will be seen. We spend over $120K a year on advertising with Zillow, Trulia, and Realtor, the highest amount per agent than any other broker in Florida. This means that whenever someone searches with criteria that match your property, our listings are shown first. 90% of buyers start their search online. Make sure your new agent has the advertising budget to give your property page-views and online exposure.
ACTIVE VS. PASSIVE MARKETING
Perhaps the biggest difference between us and other agencies is that we actively market your home. Most listing agents will put your property into MLS, do a few print ads and mailers, and then sit back and passively wait for someone to come buy the house. Why are you paying them again? Not us. We actively travel the country and world, attending international buyer and investor conferences, and meeting with brokers overseas that have investor, snowbird, and relocation clients, in order to bring our own qualified buyers to your listing. Almost half of our listings are sold to buyers that we brought to the table. In the luxury market, of homes and condos valued at more than $1M, most buyers are from out of town and considering properties in numerous locations. Will other agents simply list your property for sale in MLS and then hope it will sell itself? Our agents brought more $1M+ buyers into the local market last year than any others. While print advertising, flyers, postcards, and signage still have value, the most important marketing in the Sarasota and Lakewood Ranch markets boil down to getting maximum exposure online and actively bringing qualified buyers to the property.
